IN 10 STEPS

We start the acquisition process by searching for a suitable acquisition. We continue with due diligence coordination services, which include legal services (such as verifying the title of acquisition, court disputes, etc.), technical services (such as reviewing project documentation, or if needed, the technical condition of the building) and financial services (primarily verifying the accounting of the company being purchased – a thorough due diligence). This is followed by the preparation of contract documentation, notarial escrow, and, if necessary, escrow agreement. The acquisition process concludes with the transfer of ownership.

As part of the development of the investment intent, we will organise a selection procedure for architects or architectural studios. We will have a study prepared, including commenting process, and submit it to the relevant local authorities (city, municipal districts or municipalities). Subsequently, we will obtain their approval statement.

We will develop complete documentation for the zoning decision in both textual and graphical form, taking into account the architect's comments and guidelines. We will then select and contract a professional company that handles the preparation of technical documents for authorities, from whom we will also obtain the necessary statements. The next step is to submit the documentation for the zoning decision and address any potential comments. Finally, we will obtain a legally binding zoning decision.

As the next step, we will organise a tender for the general contractor. We will prepare the tender documentation and the execution project and reach out to potential contractors. We will also handle the bank financing for the project. We will prepare the necessary documents (budget, price list, the project itself, expert appraisal, etc.), gather offers and subsequently contract with the financing bank. Once the conditions are met, we will draw down the loans, while providing reports to the financing bank. We will gradually repay the provided loan.

We ensure control by regularly participating in control days.

We also provide support activities for all the above steps. This includes, in particular, handling easements for access, registration of the partially completed construction, connection to electricity meters, communication with all involved parties (general contractor, water, electricity and gas utility companies, telecommunications network administrator, marketers, sales agents, architects, company handling the preparation of technical documents for authorities and others), legal affairs and other support activities.

We will prepare the documentation and application for the final inspection. After obtaining the legally binding building approval, we will file the registration with the cadastre (land registry) and obtain the necessary property and street numbers for the project.

We will draw up a budget including a profitability calculation. The budget items and allocated amounts will be divided into groups such as construction, architects, management, sales, marketing, etc. We will ensure sales coordination, for instance, by setting the sales pace and updating price lists. We will also handle the invoice recording and their classification by groups. Adherence to the budget will be monitored regularly and rigorously. Finally, we will prepare a comprehensive evaluation of the project you have entrusted to us.
